We do not force a single, generic warehouse. We match a facility from our portfolio (SBU units, Brownfield post-industrial spaces) strictly to your operating model. This allows for the optimization of adaptation costs (Fit-out).

Hard T-Zero (Time Zero) Rule: Our model assumes zero operator credit for adaptation. All time estimates start from the T-Zero moment – the clearing of adaptation funds (CAPEX) from the client towards construction works. Deployment time depends on the selected budget (Fast-Track Path with contractor premiums vs. Standard market rates and queues).
